The Mountain Data Point has Gone Public!

Over the last few weeks, we have explored the lake and river property sectors as well as some of the cabin real estate market sector. I appreciate the feedback and I’ve been honored with your comments and suggestions for future articles. Much of our local economy is being driven by the market trends, and measuring the gains and losses with a comprehensive statistical analysis and publishing the results for the public is a task to which I have decided to commit my time and efforts.

I began my statistical analysis several years ago by gathering our local sales data and submitting reports to the RE/MAX Around The Mountains agents regarding our company’s sales statistics for their marketing purposes. But over the years, I became aware that the data that I collected could benefit the general public in many ways. For instance, a quick glance at a Inventory Absorption Report could guide a builder in determining the dynamics of a specific property’s price range and might prevent them from entering the property at the wrong price point. Or, a seller may analyze the Median and Average Sales Report in order to price their home appropriately based on current market conditions, rather than incorrect or outdated information.

Real Estate is my passion, and I know I’m not alone. To this end, I would like to offer to those like-minded individuals, my monthly statistical report. Titled “The Mountain Data Point”, this report takes in many common market indicators and graphs the data in conjunction with past performance, as well as provides a comparative analysis to other regional real estate markets. In the weeks ahead, we will be diving into the Absorption rates of different sectors of our real estate market. Hopefully, I can point out some great opportunities in our market, while also pointing out some pitfalls. Until then, keep the emails and suggestions coming!

The Mountain Data Point

The Mountain Data ReportHave you ever needed more information in purchasing a cabin in North Georgia? Do you feel that you’re buying with emotion without any fact-checking ability? I have struggled with the same issues in the past, and many of my past clients have sought more detailed statistical analysis of the area’s real estate market.

Here’s the good news! After months of design layout and formula building, database designing and editing, client surveys and agent inquiries, I’ve developed a comprehensive statistical report for Fannin County, Gilmer County, Union County, Towns County, and Cherokee County, N.C.. My mission was simple: Provide data so our clients can make informed decisions. Through graphs, pie charts, and comprehensive commentary, I work hard to give you the information you need to buy or sell real estate responsibly. Let’s face it, not every piece of land needs to be sold in the current market and not every sector of real estate is considered a “great buy” today. Instead of depending on a potentially biased source of information, let the numbers speak to you directly!

To gain access to these reports, you’ll need to fill out the form on this site – found here (or use the navigation bar above and select “Statistical Reports”). We’ve had tremendous positive feedback, and I hope you find them as useful as I do.

Office Facelift

The RE/MAX Around The Mountains Blue Ridge office will be getting a face-lift this summer!  Through a strategic partnership with Keith Sumner, a local builder, a new bridge over our creek will be installed as well as a new front door and deck.  Landscaping boulders will highlight the front, as well as some lighting upgrades.  I’m not sure of the project start-date, but the front door has already been ordered.  For those of you who have worked here or have used our front door, you’ll appreciate the need for a new door.  The paint is a shade of red (more like a pink); the hinges hang; it leaks; it only shuts after slamming it, etc, etc.  The only redeeming factor is the push-button lock.  After several contractors through various projects have “patched” the door problems, it’s time we replace it.

I know the agents will be excited to see the changes.  Keith has a great eye for detail and I’m excited to see his concept come to life.  As the project gets underway, I’ll post photos.
